LUMBER

FSC (Forest Stewardship Council) and engineered lumber used for 100% of framing and sheathing. No Urea formaldehyde and no or low VOC’s (volatile organic compounds) in any plywood sheathing, glues, caulking or paint.

SIDING & SHUTTERS

Is made of regionally sourced cement stucco, bordered by solid mahogany wood shutters (reclaimed wood).

ROOF AND GUTTERS

100 year old Vermont slate. Mottled purple/green. Trimmed with copper roof edge, valleys, ridge cap, finials, gutters and cupola. Copper is typically 85-95% post consumer recycled.

PLUMBING FEATURES

Includes an 11 zone radiant heating system. High efficiency NIT boiler. On demand propane hot water heaters, (3 water heaters produce hot water on demand instead of keeping hot water stored in a tank.) Heaters are located close to baths, kitchen and laundry to minimize travel for hot water. Dual flush toilets.

ELECTRICAL SYSTEM

Electric-CentralLite smart home technology. Integration between lighting, home security, audio/video, home theatre & thermostat systems. Energy Star light fixtures.

HEATING & COOLING
HVAC- 3 systems, 5 zones of air conditioning with variable speed Trane air handlers and condensers. Condensers to be 16.0 SEER or better with R410A environmentally friendly refrigerant. Honeywell Energy Star programmable thermostats. Aprilaire dehumidification and humidity sensors in bathrooms. Honeywell air cleaners. 2 Fresh air/heat recovery ventilation units. All outside air passes through a filtration system to remove dust, pollen and other allergens before entering the home. Automatic humidistats in the bathrooms control remote fans that exhaust to a central stack, including a heat exchanger, to conserve heat/cold before being discharged to the outside.

Locally harvested materials. Trees taken down to clear property were milled for the timber beams used in construction.
